Plans First is a building design and plan drafting business based in a rural area of northern NSW and aims to provide professionally prepared CAD plans & documentation for people living in council areas between Ballina & Bourke. Included in the quoted price, along with architectural plans, is other documentation required for council development application (DA) including BASIX certificate assessment, statement of environmental effects (SEE) & building specification.

For those who have a firm idea of what they want, we have a firm price package.

For new homes on greenfield sites we have a flat fee package deal. The package includes not only architectural drafting (site plan, floor plan, four elevations, typical section, footing layout plan) but also BASIX certificate, Statement of Environmental Effects AND Specification. We will send you four sets of your plans, plus two discs with all of the project plans & documentation saved INCLUDING the AutoCAD file. 

You get all of this, plus design & DA advice for the one FLAT FEE of $1800

Kyogle, Richmond Valley (Casino), Lismore, Tenterfield, Moree Plains, Gwydir, Inverell, Glen Innes Severn, Walgett, Brewarrina, Bourke. Residents of other council areas in NSW are welcome to contact our office to discuss their project.  Queensland residents – watch this space, we are currently awaiting licensing for Queensland.
